BCA Design provides a unique one-stop practice for all project architectural design, planning, building regulations details, structural design, mechanical and engineering services.

 

At BCA Design, we also provide contract administration – with budgeting services – for private, domestic, and developer clients.

Based in North London, we specialise in planning design and all aspects of structural building improvements – including restorations, renovations, roof conversions, and extensions. 

 

We operate a single-based practice that covers all aspects of small to medium-sized projects, providing clarity, saving our clients time and fees, and keeping project costs within budget.

We aim to give the very best advice and assist clients with a close working relationship, provide accurate surveys, and full design plans that meet all planning and building regulation requirements. 

 

BCA Design produce clear planning and structural design briefs to ensure that builders are provided with lucid and transparent construction and pricing information.

​

Typically, plans and details will be prepared for a domestic loft and planning application to be submitted within 10 days of survey – and no additional fees are required for subsequent alterations and revisions to the plans.

DESIGN & PLANNING​

BCA Design will advise and assist clients on design options for their project from the initial brief to completion.​

BCA Design will advise on the most cost effective and appropriate design to suit the particular budget.

​

BCA Design will provide all necessary architectural design drawings and will administer the application throughout the planning process.  

​

BCA Design are fully appraised throughout all London boroughs and home counties with all types of projects including conservation area consent and listed buildings projects.

​

BCA Design will undertake where necessary planning appeals to the secretary of state by appointment. Currently 80% of BCA Clients are successful at appeal   

BUILDING REGULATIONS
PLANS & DETAILS

Building regulations set standards for design and construction work – and approval is typically required to ensure that work conforms to the UK’s stringent health and safety directives.

BCA Design’s clients benefit from first-rate technical regulation guidance, allowing them to quickly make informed decisions about compliance – which, crucially, speed up projects and save money.

STRUCTURAL CALCULATIONS REPORTS

BCA Design also provides structural engineering calculations for client-based projects.  

​

A structural calculations report forms an important part of the government’s building regulations – and is viewed as a critical measure to ensure the safety of a new build. It also gives the builder(s) greater opportunity to prepare for construction, to identify and resolve any issues early on, and for the project to move forward more efficiently.

​

Most renovation, home conversion and home extension projects will require structural calculations. For any projects that involve extensive refurbishments – such as the removal of load-bearing walls or chimney breasts – they are essential.

PARTY WALL AWARDS

Before building on or close to the boundary, the Building Owner – or Homeowner – must notify the Adjoining Owner of the proposed building works or structural changes to their property.

 

It is essential that an agreement in the form of a 'Party Wall Award' is served to safeguard the owners in all affected boundary and party wall matters.

BCA Design can help with all matters relating to the party wall process, acting as the Building/Home Owner's surveyor in all matters – from the initial surveying to advising on timings and serving notice, to, finally, preparing the Party Wall Award either by agreement with the Adjoining Owner's surveyor or acting as a joint surveyor.
 
Party Wall fees are typically agreed on a fixed-fee basis – rather than an hourly rate – which helps to budget for the overall project cost.
